5 obligations worth knowing

The Codice Identificativo Nazionale (CIN, national identification code) is the prerequisite for listing a property on Airbnb, Booking, Expedia. The Ministry of Tourism's BDSR system has been LIVE since 1 January 2025. From 20 May 2026, platforms are required to verify the CIN for every listing (EU Reg. 2024/1028).

Along with the CIN application, a self-certification is required attesting the presence of a fire extinguisher, gas and CO detector, escape route signage and an emergency phone number (DL 145/2023 art. 13-ter para. 6). Every guest must be reported to the Questura (police headquarters) within 24 hours via the Alloggiati Web portal (TULPS art. 109).

You collect the tourist tax (imposta di soggiorno) from the guest, pay it to the Comune (municipality) and file the annual return by 30 June. Guests' personal data falls under the GDPR (EU Reg. 2016/679): you need a privacy notice, a legal basis and a record of processing activities.

Maximum penalties set by law

  • Up to €8,000maximum penalty for missing CIN (DL 145/2023)
  • Up to €6,000maximum penalty for missing safety self-certification (DL 145/2023)
  • Listing removalplatforms are required to verify the CIN for every listing (EU Reg. 2024/1028)

The solution

All your documentation in a single package. Ready for your first rental.

1

Understand before you fill in

Every template comes with a short explanation: why you need it, who to submit it to, what happens next. No copy-paste clauses without context.

2

Documents for you, documents for your guests

The documents meant for you (CIN procedure, self-certification, rental contract) are in Italian. Those for guests (house rules, emergency plan, welcome book) are bilingual IT/EN, and in the FULL version also DE/FR.

3

Print-ready, binder-ready

The templates are designed to be printed, signed and kept in an A4 binder at home. When an inspection from the Polizia Municipale (local police) or the Guardia di Finanza (tax police) arrives, you know where to look and what to show.

About us

We build HostReady for anyone renting out a house or apartment who wants to meet their obligations without calling an accountant at every step. Do it yourself, but with the right templates by your side.

The documents we sell are made to be used, not just filed away.

Most companies sell static templates. We provide a system that evolves with the law: free updates for 12 months from purchase.

Our philosophy rests on three pillars:

  • Understand before you fill in: Every template comes with a short explanation: why you need it, who to submit it to, what happens next. No copy-paste clauses without context.
  • Documents for you, documents for your guests: The documents meant for you are in Italian. Those for guests are bilingual IT/EN, and in the FULL version also DE/FR.
  • Print-ready, binder-ready: The templates are designed to be printed, signed and kept in an A4 binder at home. When an inspection arrives, you know where to look and what to show.
