There's little time left until the deadline.
EU Reg. 2024/1028 takes effect on 20 May 2026. From that day, every owner who rents short-term needs a valid AMA (property registry number) from AADE (the Greek tax authority) — the national registry number that has been running since October 2025 under Law 5170/2025.
Without an AMA, the platforms (Airbnb, Booking.com, Vrbo) are obliged — not allowed to choose — to take down your listing.
The AADE system launched recently. By the end of April 2026 there are roughly 358 thousand AMA numbers issued, but an estimated 30 thousand owners are still not registered. Anyone who starts at the last minute will end up in the longest queue.
What you risk without registration
- Up to €20,000 — fine for failing to obtain an AMA or for using a false number (Law 5170/2025, article 13)
- Up to €5,000 — fine for incomplete reporting of information in the AADE system or a false fire-safety self-declaration
- Listing takedown — the platforms (Airbnb / Booking / Vrbo) are obliged to hide listings without a valid AMA after 20.05.2026

5 things you need to pay attention to
No AMA = invisible listing
Airbnb and Booking are obliged to hide listings without a valid AMA. From 20 May 2026 (EU Reg. 2024/1028) the obligation becomes absolute — zero tolerance.
Smoke detector + extinguisher — mandatory
Law 5170/2025 requires a smoke detector, a 6kg fire extinguisher, a first-aid kit and a list of emergency numbers. At AMA registration you sign a self-declaration under penalty of perjury.
Climate Resilience Fee — collected monthly
Since January 2024 you collect €2 / €4 / €8 per night from each guest (depending on category + season) and file a declaration every month with AADE. It is not optional.
Inspection without warning
The Fire Service, EFET and AADE can visit without notice. Your documents must be ready at any moment.
Fines up to €20,000
€20,000 for failing to obtain an AMA, €5,000 for incomplete reporting. Plus your listing taken down from every platform. Not worth the risk.
